Here's the SoS for Ga's site that specifically lists what needs to be done for LLC formation. There's possibly a $25 fee to reserve a name, but there is a $100 filing fee. Articles of Incorp are actually listed on their site. They are very basic and all that's needed. Mine are essentially the same thing. Down the road, there's $30/yr for annual registration of the LLC. I'll bet insurance won't be as high as what we think. A simple umbrella policy may work best, but some insurance companies require some basic policy before they'll write an umbrella policy. A couple million umbrella is usually no more than a couple 3 hundred/yr.

Good Day, Randy. Lynn and I are in for a block. We may never get there but it sure sounds like a good idea. Let us know where to send the cheque. Lynn and Glenn.

Default The Birds Nest.

Randy: I would like to volunteer for attorney services, but as a state prosecutor, I am precluded by law to do any private legal work. Additionally I have done LLC's for years, but know little of Georgia law. Like John says, there ought to be some on-line sites where it can be done by anyone and the lawyers on this forum can add their comments. Should be a necessity for any big lawyers fees.

As Tom states, the 800 lb "gorilla" is the insurance and liability matter.

Having said that, I would be available for "off the cuff" discussions" butI don't really think that would be necessary. In the meanwhile, put me down for a donation, I'll gladly send money to help the birds nest. We've been there three times and it is a nice place, although I think I have "found a home" at Coachcraft. I certainly like to have a place like that where we can attend a meeting/rally or two.

Post or PM me as to what would be a fair share from me and I'll send it.

Default The Birds Nest.

Randy, editing note - should have said "...should not be a necessity for any big lawyer's fees..."

Sorry.

Heres what we need to do.
We need to set up an LLC.
We need to draw up a contract/lease agreement.

I have a Ga attorney that can draw up the LLC.
He can also draw up a contract.
I figure we need $2000 to get everything going.
We need to raise this money somehow.

Does anybody want to "donate" a few bucks toward this project?
Or,maybe we should pre-sell a few nights stay at the nest?
$20 per night, maybe we can sell 10 night blocks? To be used anytime?

But,before we get to carried away I do want to say that if you do donate, and the deal falls through on the Nest for any reason, you may not get your money back.
This would only be the case if the money has already been spent on the lawyer etc.

The owner of the factory wants us to have the nest to use as our own,we are going to lease it for $1 per year,we have to provide insurance.

Please give me some feedback.
I think charging for staying is best.

Randy,

Count me in for a block. I am pretty sure I can get the LLC lawyer work done at no cost. Call me tomorrow and we'll talk. 404-626-6226 (Cell).
