I don't understand why this is so special. It's a parking lot, and not a big one. The only automation needed is for payments and entry, which is easy stuff. $40 though? The automation doesn't benefit the guest, only the owners.

The visitor center in White Rock, NM has this setup. Stayed 4 nights at $20 a night. 50 amp sites, water and dump available. A good deal for us in a remote area.

i have been saying for years this should be an option at every walmart,shopping mall etc.
It keeps the free loaders out (like me) and gives us a place to stop and sleep cheap.
If the major shopping malls would do this we could go to the movies,shop and eat,its a win,win deal.

It's $40, it's not cheap at all. If a mall or whatnot had a $10 spot that would be awesome, especially if the restaurants or stores nearby would "validate" it and then be free after you buy dinner or whatever.

It's not so special perhaps, but I think they'd be a good thing.
They don't have to be destination locations, but just a good spot to rest. More like a Motel 6. Truck stops and rest areas have there drawbacks. I think I'd use them on occasion.

We stayed at a truck stop/campground in Tn. last year on the way to Q.

It was far enough from the truck area to be quiet. Although this has amenities, a stripped down version would be cheaper. Locating as part of a truck fuel stop would probably make it cheaper to implement and much easier (cheaper) to get past the local zoning, etc. Truck stops already have road access, power, water and a dump, so they could implement something at a much lower cost than starting from scratch making $20/night feasible.

I watched the video. All I can say is it’s seems too expensive. Love’s has a 10$ dump station and I’m good. Ohio has it right from what I see. I agree about a few on 95 and 75 in North Florida. They have to be done right. They have to make enough money in a short season to survive the rest of the year that they would sit nearly empty.
I grew up in a family business that made all the yearly income in a few months of crazy work in the spring.
What fascinated me was all the tabs the interviewer had open.
