Own your Texas Hill Country “winter site” or Home Base with plenty of parking and storage area.



FOR SALE: 1.1 acre, level RV lot in Texas Hill Country gated sub-division. Fully developed with electric, city water, and conventional septic system. Elevation 1377 feet.
Approximately 30 miles to San Antonio, New Braunfels, San Marcos, or Bourne. One hour to Fredericksburg or Austin.

Four (4) RV sites with hookups. (Have your friends stop by to visit.)
    • Main site with 50 amp FHU
    • Guest site with 30/50 amp and water (macerate to septic)
    • (2) Auxiliary sites with 30 amp and water (macerate to septic)
  • Two (2) buildings on property:
    • 12’ x 20’ cedar storage building/workshop. Insulated and dry-walled with electric and washer/dryer hook-ups
    • 16’ x 28’ two (2) story cabin with insulation and painted dry wall. A/C & heat pump downstairs with A/C upstairs. Full bath installed and an area plumbed for kitchen. Can be used for “bad weather”/extra room outside of RV, guest area for non-RV friends, and/or “climate controlled” storage.

  • County taxes approximately $650 annually plus $150 annual sub-division maintenance fee for roads, gate maintenance, etc.
  • Cost for “turn-key” 1.1 acre RV-ready property is $79,900. With a minimum of 30% down, owners will carry a 5 year note, for qualified purchasers, at 4% interest.

Of course it depends on one's lifestyle and not everyone is like us, but when I look at places like this I say to myself......If the average RV site in Texas costs $500/mo to rent and I stay for 6 months in the winter it costs me about $3000/yr. Dividing $79,000 by $3000 it would take me 26 years to break even (not including the $800 annual costs for taxes and maintenance). I am 69 now so by then I would be ....95. Of course I wouldn't have any equity in anything (but that wouldn't matter as I am not planning to have anything left over for our kids anyway). And so far we hasven't wanted to be rooted for 6 months in one spot anyway. And, as much as we like the San Antonio area, as full timers we like travelling. That's why we bought our bird and that's why these kind of things don't interest us much. But, as I said, that's just one opinion.. Fortunately all of us are different!
