Default Bird House

This past week our builder broke ground on the new bird house in AZ. Says it should be completed by April. Plan is to post progress shots taken from the same angles, one from the street and one from the rear corner. Should be fun to watch as it goes up.

These first two show that the forms are already up, waste lines in and main water connection installed. In the rear shot it's easy to see where the coach will eventually sit

Hi Jim - Yes, the 60' Bird House will also include a 2,800 sq ft people house. Since we're in the downsizing and simplifying mode, that is definitely way more than we need or want. However, our coach has been stored in AZ for a couple years and rental fees keep rising. To solve that problem, we started looking at buying a lot and building a garage out there. But with average home appreciation in the Phoenix market at around 5%, an actual house in the right area makes better financial sense. And making sure it's setup for the next BIG coach owner should mean an easy sale when the time comes. That's the plan, and in the meantime I'll have a nice project bay with AC!

Forms up, x-cable laid (its post-tension not a rebar slab) and cable spacers ready. Construction guys said city inspection is this week and possibly slab pour on Fri. They'll use 4,000 PSI mix over the entire house & RV slab and their engineers have certified the RV pad as good for up to a 55K coach. Overkill for me but good for resale. Small slab in back of RV garage has no cables or rebar. Will be calling about that tomorrow, though I know they do driveways & patios once house is almost complete. Pipe for RV dump shown in foreground of 3rd "detail" picture, drain will be at front corner & just outside door of RV garage.

Looks like a great lay out, you will definitely love being able to walk out of house a work on the bird. We are at WOG now and expecting around 150 BB, weather is perfect and a great bunch of people. Planning on AZ this Jan. Hope to see you then.

Scott - We're really excited about the new birdhouse! Would love to be there "living the dream". WOG is on our bucket list for sure, perhaps in a year or two. See you at Q and then WY though!!

Alan - Not sure about AZ, but gather my builder does not because this is a post tension slab. A pit would require what amounts to huge gaps in the steel cable tensioning lattice and that would require extensive re-engineering. As a tract builder rather than custom, such modifications would likely be very expensive IF they allowed them. I did specify that the slab be capable of supporting a 45' - 55,000# bus (in case we hit the Lottery! ) and the builder's engineer ran the numbers based on that. The only change required was 4,000 vs 3,000 PSI concrete & the cost of that was reasonable, even though the entire slab will use it. Wall framing underway, finally. Some delay in starting this phase. But certainly not due to bad weather! Super said it was caused by subs being so busy. Lots of homes being built in Phoenix right now. Found it interesting that with tract homes framers aren't really framers anymore, more like erectors. All of the walls come delivered stacked & pre-made. They are simply put up like kit home. No longer does one get the smell of fresh cut wood & hear the constant drone of air compressors with multiple air nailers in action when framers are at work.
